Ultimate in peace and quiet. Surrounded by native tree Reserve on three sides, with breathtaking views, this magic spot is worth a stay if you are looking for 'time out'. This home is beautifully presented with every comfort, large decks and lovely sea view.

Four bedrooms each tastefully appointed plus 2 bathrooms. Large living and dining area. Beautiful wood floors. Downstairs is a 2nd lounge with TV.

In a very private acreage. Its serenity makes it a perfect weekend retreat from the bustle of the city.

Veronica Villa Retreat is a 7 minute drive from Historic Russell, where you can wine, dine and shop or take a boat trip to catch a fish, swim with the dolphins do some sightseeing. There are local art and craft shops to explore as well as some of our wonderful history. This is also a great home from which to explore Russell and the wider Bay of Islands with plenty of land or sea activities for everyone.

Restricted to 8 people maximum.

Special conditions: BYO - bring your own, towels, sheets, beach towels Optional extras: Linen Hire $30.00 per person, per stay - This covers bedding, pre-making of beds prior to arrival, towels, bath mats, tea towels, soap, detergents, and some basic provisions.

All long weekends have a 3 night minimum stay and are charged at the peak rate.

A $200.00 cleaning fee is charged for a two night stay.

Special conditions: All long weekends have a minimum of 3 nights stay and are charged at the peak rate. smoking outside. A 2 night stay has a cleaning fee of $200.00 No tents of campervans are allowed at the property.




VIEW TERMS & CONDITIONS
Here is some information we hope will be useful before making a booking to stay with us.

Confirmation of Booking
Once we have received your completed booking form and 30% non-refundable deposit, your booking will be confirmed by email including a receipt for your deposit. Final payment must be received no later than 30 days prior to arrival. For bookings made closer to arrival date, Christine the property manager will outline the conditions that apply.

Changes to your Booking
Should you require to change your booking please advise us immediately so that we can attempt to accommodate your request. Any changes will be confirmed to you in writing. We anticipate that many guests will have travel insurance, however, please note our cancellation policy.

Cancellation Policy
A 30% non-refundable deposit is paid on booking. Cancellation within 30 days of arrival will incur a 40% cancellation fee. Cancellation within 14 days of arrival, no refund will be given. If, during your stay, you shorten the length of your booked holiday, there will be no refund.

Payment
Internet transfer (direct credit) is the preferred option for payment.

Minimum Stay
The minimum stay is 3 nights except over Christmas/New Year and Easter periods, statutory holiday weekends and school holiday periods when special conditions apply. Please contact Christine the property manager for details.

Maximum Number of Guests
Maximum number of 8 guests.

Arrival and Departure times
Your accommodation will be available by 3.00pm and departure time is 10.00am unless prior arrangements are made which will be dependent on other bookings. Christine will arrange to meet you at the property on your arrival unless other arrangements are made.


Pets, Tents and Smoking
Neither tents, campervans nor pets are permitted. This is also a non smoking property. Smoking is restricted to designated areas outdoors.

Cleaning
We anticipate that you will leave the property in the condition you found it on arrival.
